Real Estate Property Tax Returns

Real estate property tax returns are received in the Board of Assessor's office. The time of year for filling returns is January 1 through April 1. You may file a property tax return if you feel your appraised value is incorrect. You are required to file a property tax return form during return season if in the previous year your property was created as the result of a subdivision of a larger property, or an improvement (new construction) was made to your property. Note: If you are required to file a property tax return, you must do so by April 1 in order to avoid a 10% non-return penalty.

Homestead Exemptions

To qualify for a homestead exemption, you must own and be occupying your personal residence as of January 1. By state law, your homestead becomes your legal residence for all purposes in the state of Georgia, including vehicle registration and voting. You may qualify for only one homestead exemption in the state. You must apply for the exemption in person at the Board of Assessors Office by April 1 of the applicable tax year. You only need to apply once for the exemption. If your situation changes and you qualify for a different exemption, you will need to return to the Assessors Office to apply for the new exemption. Mobile Home Property Tax Returns

Non-homestead mobile home owners must file a return for their mobile home's taxes, pay all taxes due, and purchase a location permit decal between January 1 and May 1 of each year. Failure to display a location decal can result in a court citation. Homestead mobile homes do not receive decals.
